Chinese elm leaf diseases

I have a 2 year old Chinese elm I've grown from seed, it has begun to get yellow spots that turn to brown on some of the leaves. Not ask the leaves have it and I've been removing the affected leaves. Can anyone please tell me what this is and how to treat it, thank you

Do you keep it indoors or outside?
The reason i ask is because if it is outside where it should be it will go dorment soon and loose its leaves and you can treat for everything bugs and fungus.
If its indoors it will probably not go dormant and in that case if you treat it elms do not like being sprayed and it may shed its leaves in response.
